A mould inspection service tailored to those who are renting a 1 bedroom apartment or condo.

Why is it important for the tenant to initiate and pay for the inspection?
In most cases, the onus falls on the tenant to prove to the landlord that there is mould in the apartment and that it is a real problem.
If you, as a tenant, initiates and pays for the inspection, then the mould report is yours and you can make an informed decisions about:
- The seriousness of the problem
- The possibility of cross contamination to your personal effects and furniture
- Information about the steps that the landlord should be taking to remove the mould
- Information about cleaning your personal items
- And have the proper documentation to back up your claims
What happens if the landlord pays for the inspection?
If the landlord pays for the mould inspection, then you, as a tenant, are not necessarily entitled to receive or be party to any of the information contained in that report. You will, under most circumstances, not be given information about contamination or cross contamination to your personal items, clothing or furniture, as these items are not normally tested. Even information about the air-quality within your unit may not be available to you.
In cases where the tenant has mentioned a mould problem to the landlord or property manager and no action has been taken, then documentation may be needed by the tenant to prove that there actually is a problem and to what extent it has affected your use of the apartment.
If at any point arbitration is entered into, then your ability to provide solid documentation will be vital to your case.
What information would I need if the landlord decides to clean the mould?
We will provide you with information about the remediation process, that is, what can you expect from the contractor or remediator hired by the landlord.
- What type of containment and air management systems should be in place during the clean-up, to protect your personal property from cross contamination,
- Issues regarding air-quality in the apartment during and after the remediation
- Whether or not your personal items require professional cleaning, and whether this should be provided by the landlord as a part of the remediation project
- and if, not the correct way to clean your own items
What is the cost for the Mould Screen service?
Because your requirements are different from that of a home owner, we offer this service to tenants for a much lower fee than the full residential inspection.
- In Vancouver and Burnaby, the cost for the visit to your 1 bedroom apartment or condo,1 to 2 sample test, the documentation and assessment, plus 1 hour of consultation with an environmental scientist is $250.00
- Rates for apts. in Coquitlam, Pitt Meadows, Maple Ridge, Surrey, Langley, Delta, Ladner begin at $300.00
- For those renting houses, rates are as per our full residential inspection prices and begin at $450.00 and include 15 to 20 samples and 2 to 3 hours of consultation.
